    Circular Real Estate: Is the Industry Ready for a Circular Economy?

    Here's a number worth pausing on: buildings account for nearly 40% of global carbon emissions. And yet, we still design most of them as if they're meant to be torn down and forgotten resources and all.

    That's the fundamental tension at the heart of circular economy conversations in real estate. The industry knows it has a problem. The question is whether it's actually ready to change how it builds, manages, and eventually dismantles the structures that define our cities.

    The honest answer? Yes, but unevenly.

    Rethinking the Demolition Mindset

    Walk past any major demolition site and you'll see the problem firsthand. Material that took energy, money, and significant resources to produce gets hauled away. The circular economy asks a fundamentally different question: what if that wasn't waste at all?

    Two projects in Europe illustrate what this looks like when you get it right. Villa Welpeloo, a residential build in the Netherlands, used 60% locally salvaged materials — steel reclaimed from a nearby textile factory, timber from old cable reels. It wasn't just an environmental gesture; it was proof that reclaimed materials could be structural, not merely decorative.

    Then there's the ZIN Towers redevelopment in Brussels. The team there "urban mined" 100,000 square meters of existing building materials before new construction began. A full quarter of what they retrieved was genuinely upcycled, not broken down into lower-grade stock, but reused at equivalent or higher quality. Demolition costs dropped 15% as a result.

    These aren't pilot experiments anymore. They're benchmarks.

    What Circular Actually Looks Like on the Ground

    The term "circular economy" gets thrown around a lot, sometimes to the point of losing its meaning. In real estate practice, it shows up in three main ways.

    Modular construction designs buildings so components can be disassembled and redistributed to other projects rather than landfilled. Adaptive reuse retrofits existing structures for entirely new purposes instead of starting from scratch. And digital tools, Building Information Modelling (BIM) and digital twins, track materials throughout a building's life, making reuse genuinely plannable from the design stage.

    Arup has been doing exactly this, digitally tagging materials so their location, condition, and composition stay known long after installation. That kind of data infrastructure is what separates "we intend to reuse this" from "we actually can."

    The emissions impact is hard to ignore: circular building approaches can reduce embodied carbon by 30 to 50%. In an industry where embodied carbon is under growing scrutiny from both investors and regulators, that's not a marginal improvement.

    The Business Case Is Clearer Than It Used to Be

    One thing that's changed is the financial narrative. Circular real estate used to be framed almost entirely as a cost center — upfront investments, process changes, supply chain complexity. The data now says otherwise.

    Companies that committed to circular principles recorded up to 18% improvement in financial performance over roughly a decade. Early movers are projecting 70% of their revenue growth by 2027 to come specifically from circular solutions. At the project level, reduced raw material dependency can cut costs by 15 to 30% — ZIN Towers being the clearest example.

    There's also a less-discussed benefit: local job creation.     Where It Still Gets Stuck

    None of this means circular real estate is easy to execute. There are genuine structural barriers that slow adoption.

    Supply chains for recycled and reclaimed materials remain fragmented. Finding a reliable source of structural-grade salvaged steel in, say, Bangalore is a very different challenge than sourcing it in the Netherlands, where the infrastructure for this has been building for decades. Regulatory frameworks make it worse. Many markets lack clear standards for using reclaimed materials in structural applications, creating legal and liability grey areas that developers understandably avoid.

    The skills gap is real too. Architects, engineers, and project managers who genuinely know how to design for disassembly, assess salvaged material quality, or navigate circular procurement are still relatively rare. You can't just want to build circularly; you need people who know how.

    Platforms like Circotrade and certification frameworks such as Cradle-to-Cradle are working on the transparency problem. But they're still niche. Broader adoption requires industry bodies, governments, and developers to push in the same direction simultaneously, and that kind of coordination doesn't happen on its own.

    Where the Trajectory Is Heading

    The scale of opportunity makes the pace of change feel frustrating. The circular economy represents an estimated $4.5 trillion global opportunity by 2030. Modular construction alone is projected to reach $152 billion by 2027.

    What's shifting the calculus is technology. AI and IoT are making it cheaper and more practical to track materials, optimize maintenance cycles, and plan for circular end-of-life scenarios at scale. Municipalities and large developers are increasingly embedding digital material passports into project requirements, not as an optional add-on, but as a baseline expectation.

    Regulatory pressure is building too. ESG reporting mandates, embodied carbon limits in planning frameworks, and green finance conditions are nudging real estate toward circularity, sometimes faster than the industry would choose to move on its own.

    From Brussels to Bangalore, there are enough real examples now to say that circular real estate isn't theoretical. It's being built, sold, and operated, and the financial and environmental returns are showing up in actual data.

    The industry isn't uniformly ready. Some markets, firms, and project types are well ahead. Others are barely starting. But the direction is unmistakable, and the cost of staying put is getting harder to justify.

    For real estate leaders, the question probably isn't "should we engage with circularity?" anymore. It's "how fast can we build the capability to do it well?"
